Please note that your actual DSCR ratio may vary for a variety of reasons. Some underwriters for example will not allow non-contract rent such as month to month to be counted as property income whereas other do. Similarly, properties in areas with high vacancies will have vacancy percentages adjusted up and therefore DSCR lowered.
